Terms of use

Plain-language terms covering what Darivo does, what it charges for, and where its responsibility ends.

1. Our role

Darivo provides technology that helps buyers describe requirements and helps verified providers respond. Darivo is not a party to any sale, tenancy, mortgage or insurance contract, and does not act as broker, lender, insurer or regulated adviser.

2. Information, not advice

Match Scores, cost estimates, offer ranges and comparisons are informational tools based on the data available. They are not valuations, legal advice, tax advice or regulated financial advice. Always obtain independent professional advice before committing to a purchase.

3. Fees

Darivo is completely free for buyers. There is no charge to publish a brief, receive matches, shortlist a property, request a viewing or use any buyer feature. Only providers pay: fixed access fees such as the Proposal Pass and the Viewing Access Fee. Fees are for access only and never influence ranking, and are non-refundable except where a provider breaches these terms or the provider standards.

4. Your responsibilities

  • Provide accurate information in your brief and verification steps.
  • Attend viewings you have booked, or cancel with reasonable notice.
  • Use platform messaging respectfully and lawfully.

5. Provider obligations

Providers must maintain valid licences, submit only genuinely available properties with valid permits, and comply with the provider standards. Breach may result in suspension or removal.

6. Limitation of liability

To the extent permitted by law, Darivo is not liable for the conduct of providers, the condition or availability of any property, or decisions you make based on platform information.

7. Demonstration build

This application is a prototype. Data is illustrative, payments are simulated, and no live regulatory, identity or banking integrations are in place.
